Rental Criteria

APPLICATION SCREENING GUIDELINES

 

APPLICATION PROCESS

  • We offer an application form to everyone

  • We review completed applications in the order in which we receive them.

  • We may require up to 5 business days to verify information on an application.

  • Exceptions may be made for applicants with increased deposits or qualified co-signers at the sole discretion of the owner/agent.

 

SCREENING GUIDELINES

 

Complete Application

  • Each applicant over the age of 18 must submit an individual application and pay $50 application fee.

  • Applications must be signed and dated. We will not review incomplete applications.

  • Applicants must show two pieces of government-issued identification. One must include a photograph

  • We will accept the first qualified applicant(s).

 

Prior Rental History

  • Favorable rental history of 1 years must be verifiable from unbiased and unrelated sources. If no rental history is available and increase in the security deposit will be required. Homeownership is an exception

  • No evictions within the past five years. We do not consider eviction which took place five years or more ago, nor do we consider eviction which resulted in a dismissal or general judgement for the applicant.

  • No outstanding balance owed to landlord or management companies.

  • Applicants must provide the information necessary to contact past landlords.

 

Income/Employment Criteria  

  • Household Net Income shall be at least 3 times the rent (excluding utilities)

  • Income must be verifiable through pay stubs or employer contact; award letters for Social Security, alimony, child support, welfare, utility, or housing assistance; current tax records; bank statements are not valid proof of income.  If you are on section 8 you must take home 3 times your portion of the monthly rent.

  • Twelve (12) months of continuous and verifiable employment is required

  • Self-employed applicant will be verified through state corporation commission and may be required to provide previous year’s tax returns.

  • Income will be denied if the source if the source is unverifiable.

 

Security Deposit

  • Minimum Security Deposit is 2x the state rent.

  • The following conditions will result in an increased deposit:

    • No rental references.

    • Rental references for tenancies over twelve (12) month ago with no current reference.

    • Credit score below 625 or no credit.

    • Income below required threshold with all other requirements being met.

    • Rental history with less than two dishonored checks or late fees.

 

Credit History

  • Negative credit reports may result in denial of application. Negative reports include, but are not limited to late payments, collections, judgements, total debt load and bankruptcy.

 

Criminal History

  • Criminal convictions or pending charges which may result in an application denial include but are not limited to: drug-related crimes, person crimes, sex offenses, any crimes involving financial fraud (including identity theft or forgery), or any other crime that would adversely impact the health, safety or right of peaceful enjoyment of the premises of the residents, owner/agent.

  • A conviction, guilty plea, or no-contest plea for any felony involving serious injury, kidnapping, death, arson, burglary, robbery, rape, sex crimes, extensive property damage or drug-related offenses.

  • A felony conviction, guilty plea, or no-contest plea where the date of disposition, release, or parole has occurred within the last seven (7) years.

  •  A conviction, guilty plea, or no-contest plea where the date of disposition, release, or parole has occurred within the last seven (7) years for any misdemeanor or gross misdemeanor involving assault, intimidation, property damage, sex, drug, or weapons charges.

  • A conviction, guilty plea, or no-contest plea where the date of disposition, release, or parole has occurred within the last three (3) years, for any class B or class C misdemeanor involving criminal trespass, theft, dishonesty, or prostitution.

 

Occupancy Policy

  • Occupancy is based on the number of bedrooms in a unit. A bedroom is defined as a space within the premises that is used primarily for sleeping, with at least one window and a clothing closet. 

  • Maximum two persons are allowed per bedroom.

 

Pet Policy

  • Please understand that not all rentals allow pet.

  • All pets must be approved by the property manager. Aggressive or behaved pet will not be approved.

  • Min Pet Deposit: $500 per pet.

  • $40 per pet.

 

Explanations/Exceptions

  • All applicants may submit a written explanation with their application if there are extenuating circumstances which require additional consideration.

  • If, after making a good faith effort, we are unable to verify information on your application, or if you fail to pass any of the screening criteria, the application process will be terminated.

 

Note: Applicants may be rejected based on the demeanor in which they treat the owner/agent or other parties present.

FALSIFICATION OR MISREPRESENTATION OF ANY PART OF THE APPLICATION WILL BE GROUNDS FOR DENIAL.
